Overview

Designed around the view.

The Cliff House is a custom Fred Klein adobe, built into the canyon wall and designed to take in the Pecos River and the surrounding canyon. Its most unusual feature is about 25 feet of retractable sliding glass doors, in two sections. Open them and much of the back of the house becomes part of the canyon, the river views and the outdoor living areas.

The layout is open and studio-style. The master sleeping area flows into the main living space, so the river views can be enjoyed from both. When you'd like privacy, a large, heavy drape separates the master sleeping area from the living room.

You rent the entire property. The house, patios, grounds, meadow and riverbanks on both sides of the Pecos are reserved for your group alone, with no shared spaces and no other guests.

Heating & cooling

Warm floors, cool river breezes.

Radiant heated floors run year-round, so the house is always warm when you arrive, and the wood-burning fireplace is made for winter evenings. There's no air conditioning (like every home in the area), but it rarely needs it: summer afternoons can reach the high 80s, mornings stay in the 50s and 60s, and the house was designed to catch the cool breeze off the river. Open the vent on the front door and the back screen doors and it cools down quickly.

Ceiling fans in every room and two high-power Vornado floor fans help on the warmest days.

Water

The house runs on its own private well, so water is unlimited, and the on-demand gas water heater means hot baths, showers and steam whenever you want them. Water pressure from a well feels a little different from city water.
